66 single-family house

permits pulled in April

for unincorporated

Lee County area

FORT MYERS During April, contractors pulled 66 permits to build single-family houses collectively valued at nearly $11 million in unincorporated Lee County. That compares to 79 permits issued in March and 39 issued in April 2012, according to the Lee County Department of Community Development.

During April, 65 multi-family units were permitted, compared to eight in March and two in April 2012. This includes 32 condo units to be built by Taylor Morrison of Florida and 25 condo units by D.R. Horton Inc.

General commercial activity was valued at nearly $1.2 million for 12 permits, compared to about $2.2 million in March and $352,000 in April 2012.

During April, Lee County Community Development issued 3,567 permits of all kinds.

Lee County Community Development oversees planning, zoning, development and building services, environmental review, building inspection, and code enforcement for the unincorporated areas of Lee County.

CCCIA's Beneke awarded regent scholarship

Maureen "Moe" Beneke, executive director of the Cape Coral Construction Industry Association, has been awarded the regent scholarship by the Institute for Organization Management, the professional development program of the U.S. Chamber of Commerce Foundation. Regent scholarships offer executives the opportunity to attend the institute and learn about emerging industry trends, expand their organization's influence, and grow their peer network.

Beneke joined the CCCIA in January after more than 30 years in the mortgage banking industry serving in various capacities, including assistant vice president, residential mortgage lender and loan officer. She has a strong knowledge of the city's construction industry and real estate market, and has been associated with the CCCIA for 13 years, including being a member, board of directors member and volunteer. She was also the presenter and speaker at the association's Holiday Awards of Excellence for 12 years beginning in 2000.

She is known for her commitment to the betterment of the community as well, participating in various roles with the American Cancer Society, Gold Coast Rotary and Cape Coral Hospital. She is a graduate of the Chamber of Commerce of Cape Coral's Leadership Cape Coral class and Advanced Leadership Management course.

The CCCIA is a non-profit organization serving the community and the building industry for more than 40 years. Daybreak model in Verandah completed

The Daybreak model home by Neal Communities in the Palmetto Grove neighborhood of Verandah in Fort Myers is completed and open to the public to tour, announced Michael Greenberg, Neal's vice president of building in Lee and Collier counties. Palmetto Grove is a neighborhood of 24 single-family homes in the gated community of Verandah located off State Road 80 near Fort Myers Shores.

earns 'Eagle Awards'

During awards ceremonies held in Tampa on April 19, Wright Construction Group in Fort Myers was recognized by the Associated Builders and Contractors Florida Gulf Coast Chapter as one of its 2013 Excellence in Construction Award Winners for five different projects.

Two prestigious "Eagle Awards" were presented to Wright Construction Group for the city of Fort Myers Riverfront Detention Basin, which serves as both a stormwater retention project as well as phase 1 of a broader scope Downtown redevelopment plan; and for the Melbourne Street Bridge Replacement project in Port Charlotte, a complete removal and replacement of a two lane bridge in Charlotte County.

Three Merit Awards were presented for the Poinciana Elementary School Renovation project in Naples, which included HVAC replacement and renovation; for a new, two-story, 45,300-square-foot Academic Building "U" at Edison State College's Lee County campus; and for the Best Public Works Project at the C-111 Pump Stations S-199 and S-200, a South Florida Water Management District project to restore the ecosystem of freshwater wetlands, tidal wetlands and near-shore habitat as well as flood protection maintenance and recreation opportunities.

Construction on two affordable housing

communities in

Fort Myers commences

Pinnacle Housing Group joined forces with the Southwest Florida Affordable Housing Choice Foundation, Inc., a 501(C)3 non-profit created by the Housing Authority of the city of Fort Myers. The result is the redevelopment of two HACFM properties formerly known as "Sabal Palm Apartments" and "Palmetto Court." This public/private partnership was commemorated with a groundbreaking of two properties located on Sabal Palm Boulevard in Fort Myers Wednesday, May 1.

The developments, Landings at East Pointe (formerly Sabal Palm Apartments) and East Pointe Place (formerly Palmetto Court) are existing complexes owned by the HACFM. They are located just north of the Martin Luther King, Jr. Boulevard (SR 82) corridor and west of Interstate 75.

East Pointe Place will be entirely demolished and replaced with a more efficiently master-planned and designed community, taking advantage of an FHFC preference for PHA redevelopment and revitalization ventures. Virtually all of both developments' units will receive some form of project-based rental assistance in order to compete in these preferential set-asides.

Through this public/private partnership, the HACFM and Pinnacle secured Low Income Housing Tax Credits from the Florida Housing Finance Corporation and combined it with other sources of public and private support from the City of Fort Myers, other public and quasi-public entities. The partnership utilized the private debt and equity markets for the syndication of LIHTCs, which were purchased by Wells Fargo Bank N.A.

The development plan is unique as it combined both the substantial "gut" rehabilitation of Landings at East Pointe along with demolition and new construction to create East Pointe Place.

"The scope of the rehabilitation for Landings at East Pointe will be so significant that the end product will virtually be in 'new' condition when complete," said said Director of Real Estate Development Marcia Davis, with the HACFM..

The revitalized Landings at East Pointe will consist of 126 units and the new East Pointe Place will offer 86 units, both with an effective mix of floor plans and bedroom sizes.

East Pointe Place is currently being demolished in preparation for the new buildings to be constructed. Both developments are expected to be completed and fully leased by mid-2015.

Development participants for the Landings at East Pointe include BSSW Architects, Inc., Chris-Tel Construction Company as general contractor, Quattrone and Associates as civil engineer and landscape architect, and Northbay Energy as green building consultant.

Development participants for the East Pointe Place include Parker / Mudgett / Smith Architects, Brooks and Freund as general contractor, Quattrone and Associates as civil engineer and landscape architect and Northbay Energy as green building consultant.
