Pelican model at Country Lakes sold

LeeCorp Homes announces the Pelican manufactured home model in Phase 2 at Country Lakes has been sold.

Country Lakes is a deeded-lot ownership 55+ manufactured home subdivision located in Fort Myers on Country Lakes Boulevard, north of Luckett Road.

Built by Jacobsen Homes, the Pelican is a 28-foot x 46-foot 8-inch, 1,264-square-foot, 2 bedroom/2 bath double wide manufactured home. The model has been completely installed on a quarter-acre land-ownership lot at 9789 Creekwood Lane.

The Pelican was priced in the high $140,000s including home, exterior additions, and a 77 1/2 by 162 1/2 square foot lot.

Of the 32 manufactured lots in Phase 2 at Country Lakes, 10 remain available. These lots are priced ranging from $27,900 to $37,900, with land and home packages from the low $100,000s.

Home sales exceeds expectations at three Neal Communities developments

Neal Communities South Division in Lee and Collier counties has broken forecasted sales expectations with 58 new home sales in three of its new-home communities, announced Michael Greenberg, vice president of Neal Communities South. The average sales price was $285,000.

The communities and their respective sales:

The Palmetto Grove neighborhood at Verandah in Fort Myers with an average sales price of $409,000.

Villa Palmeras in Estero with an average sales price of $264,000.

Coastal Key in Fort Myers with an average sales price of $320,000.

Additional communities in development are Coastal Key and Watermark in Fort Myers and Estero Place in Estero, all with new home sales beginning in early 2014.

860 single-family home permits pulled in 2013 in Lee County

Through 2013, contractors pulled 860 permits to build single-family houses collectively valued at nearly $195 million in unincorporated Lee County. The number of permits and value is up 55 percent over 2012, according to the Lee County Department of Community Development.

During December, 64 permits were issued for single-family homes compared to 61 in November and 57 in December 2012.

Also during 2013, 352 multi-family units were permitted, up 86 percent over 2012. In December, 14 multi-family units were permitted, compared to 31 in November and 15 in December 2012.

General commercial activity for 2013 was valued at nearly $56.5 million, including a $9.8 million Residence Inn by Marriott in Gulf Coast Town Center and improvements to the Minnesota Twins facilities. In 2012, commercial permitting was valued at more than $66 million, including expansions at Chico's and improvements at Lee Memorial's Healthpark campus.

In December, general commercial permitting was valued at $996,540, compared to $22.4 million in November which included two projects at the Lee County Sports Complex on Ben C. Pratt/Six Mile Cypress Parkway: a $6.2 million Twins Player Academy, a residential facility for minor league player development, and a $4.8 million boardwalk addition around Hammond Stadium. In December 2012, general commercial permitting was valued at $517,636.

Lee County Community Development issued 37,500 permits of all kinds during 2013, up 16 percent over 2012.
